At the pace of current development, it is projected that by 2040 North Carolinians will pave over, fragment, or otherwise compromise 1,197,300 acres of farmland. 62% of this conversion will occur on North Carolina's Nationally Significant Land. That is the equivalent of losing 9,100 farms, $1.25 billion in farm output, and 19,600 jobs.

Land Donations

By donating your land to SCLT, you can be confident in the ongoing preservation and management of your land for generations to come. Outright land donations are eligible for income tax deductions as well as estate tax reductions. 

Conservation Easements

This legal agreement between you and SCLT permanently limits how your property can be used. You retain the ownership of your property, and each agreement is different, reflecting the needs of the land owner, and the unique qualities of the property. This can allow for continued use for hunting, fishing, farming, and forestry. The property is not required to be accessible to the public. Land held in conservation easements are eligible for income tax deductions, estate tax reductions, and are often eligible for property tax reductions. Undivided Partial Interests

Donate interests in your land to SCLT over the course of several years. SCLT preserves and manages the land as it is donated, and tax deductions are spread out over the timeline of donations. Donations of undivided partial interests are eligible for income tax deductions as well as estate tax reductions. 

Donation by will

By donating your land to SCLT through your last willl and testament, you can be confident in the ongoing preservation and management of your land after your death for generations to come. Land donations made through your will are eligible for estate tax reductions.

Remainder interest with reserved life estate

Through this legal arrangement, SCLT owns, manages, and preserves your land, while you or others can maintain a residence on the property until your death. Donations of remainder interest with reserved life estate are eligible for an income tax deduction and an estate tax reduction. 

Bargain Sale

With a Bargain Sale, SCLT purchases your land for a price below fair market value. Bargain Sales are eligible for an income tax deduction, estate tax reduction, and are often eligible for a property tax reduction.
